I would encourage you to look into a number of different title companies for the title insurance policy you choose. There are 2 primary types of title insurance: “standard” (sometimes referred to as “basic”) and “extended” (sometimes referred to as ALTA or “enhanced”). The specifics of what is included in each can be obtained from the title insurance company. Obviously, the extended coverage costs a little bit more.

The title insurance company Keller Williams is affiliated with is Transnation Title. When submitting an offer and your earnest money deposit (EMD), you will make your check out to them and it will be deposited with them (i.e. you must have the money in your bank account).
